What we’re seeing:

Showings are increasing, inquiries are becoming more detailed, and buyers are evaluating homes with a more intentional mindset than we typically see outside of season. Inventory levels are higher than they were midyear, reflecting the annual pattern of listings returning after the summer months.

Affordability indicators are also moving in a positive direction. Florida’s insurance market continues to stabilize with more carriers entering the space, slowed rate increases, and clearer underwriting standards. Mortgage rates are gradually easing, and forecasts for 2026 point toward further improvement.
